Best Places to Live Outside London for Commuters (2026)

7 min read·20 Mar 2026
London's cost of living is pushing more people to consider towns within commuting distance. The trade-off — cheaper housing and more space for a longer commute — is increasingly worth it, especially with hybrid working reducing the number of days in the office.

St Albans, Hertfordshire

Train to London St Pancras: 20 minutes. Average property price: £590,000. St Albans consistently ranks among the best commuter towns thanks to its fast train service, excellent schools, and a genuinely vibrant city centre with independent restaurants and a twice-weekly market. It's not cheap, but you get significantly more space than inner London for the same budget.

Reading, Berkshire

Train to London Paddington: 25 minutes. Average property price: £370,000. Reading offers a strong job market of its own (tech and finance), meaning many residents rarely need to commute at all. The Elizabeth Line extension has improved connections further. Property prices are around 40% lower than equivalent areas in west London.

Chelmsford, Essex

Train to London Liverpool Street: 35 minutes. Average property price: £390,000. Chelmsford earned city status in 2012 and has invested heavily since. Good schools, a modern shopping centre, and direct fast trains make it popular with young families. The surrounding villages (Writtle, Great Baddow) offer a more rural feel within a 10-minute drive.

Milton Keynes, Buckinghamshire

Train to London Euston: 35 minutes. Average property price: £320,000. Milton Keynes divides opinion — the grid road system and roundabouts feel very different from a traditional town. But for value, it's hard to beat: modern housing, excellent cycling infrastructure, and property prices well below the Home Counties average.

Guildford, Surrey

Train to London Waterloo: 38 minutes. Average property price: £530,000. Guildford is one of the more expensive commuter options, but it offers a beautiful high street, riverside walks, and outstanding schools. The surrounding Surrey Hills are on the doorstep, and the town has a genuine cultural scene with a theatre, cinema, and regular events.
